Parts on the van, because the drive is long
A return visit for a part costs another long drive. We survey the whole door on the first call, carry the common closers, hinges and strikes, and quote anything unusual for the next batch of work.

Down here a second visit means a second drive, so the first visit has to finish the door.
Homestead's buildings range from working agricultural sheds and packing houses to retail built in the last twenty years. Doors in the first group are hit by forklifts, hosed down and left ajar for airflow. Doors in the second are ordinary storefronts and service entrances.
The practical feature is distance. It is around forty minutes from our Downtown office outside peak, so we treat each visit as the only one. Our own technicians check the closer, hinges, threshold and latch together and bring the likely parts. Door hardware on an existing frame needs no Florida contractor license.
What we get called for here
What is different here
A return visit for a part costs another long drive. We survey the whole door on the first call, carry the common closers, hinges and strikes, and quote anything unusual for the next batch of work.
Homestead is the part of the county that takes a storm first. Weatherstripping, thresholds and the closer that pulls a door shut against the wind are worth checking before the season starts.
A packing house or supply yard has a run of doors that wear at the same rate. Doing the whole run in one visit costs far less than four attendances, and we say so instead of billing the travel each time.
In practice
A cold room that is losing temperature is often a door problem. A split gasket lets warm air in along its length, a dropped hinge leaves a gap at the latch edge, and a closer that no longer pulls the door home leaves it resting on the catch. On the temperature log these faults look like a failing system.
Hinges, closers, latches and gaskets on a cold room door are door hardware, so our own technicians fit them and no Florida contractor license applies. The compressor, evaporator, controls and refrigerant circuit are refrigeration, which Florida licenses at any job size. A licensed contractor carries that out and we scope and coordinate it.
Checking the door first is the cheaper diagnosis, and it is right often enough to do before a refrigeration contractor is booked.
Common questions
Yes. It is about forty minutes from our Downtown office outside peak and longer in traffic. You get a window on the call that reflects the hour, and planned work is batched so the travel is paid for once.
Yes. A gasket is door hardware, so our own technicians fit it. If the door is sound and the room is still warm, we scope the system fault and coordinate a licensed refrigeration contractor.
We repair guides, latches, locks and the personnel doors beside them. The opener motor and its wiring are electrical work, and a licensed electrician carries that out under our coordination.
Weatherstripping, thresholds and the closer on every exterior door, and whether each door latches without a push. These fail quietly and are cheap to renew ahead of the season.
