Commercial locks and access control in Aventura

Retail units turn over, medical suites hold records, and tower common areas hand keys to everyone who services them.

Aventura has three kinds of lock problem close together. Mall and corridor retail units change tenants and staff often. Medical and dental suites keep records and supplies behind doors that have to stay secure. Residential towers issue keys to cleaners, contractors and building staff all year, across lobbies, mailrooms, amenity floors and garages.

The common thread is that access spreads faster than anyone writes it down. Our own technicians rekey, replace and record on all three property types, and none of that work needs a Florida contractor license.

What we get called for here

  • Rekeying retail units at tenant turnover and after staff departures
  • Records room, supply cabinet and back-office locks in medical suites
  • Mailroom, amenity floor and garage door locks in residential towers
  • Written key registers handed to the manager or the association
  • Lock and keypad replacement on glass entrance doors
  • Lockouts, including after hours

What is different here

Locks and access control in Aventura, specifically

Retail turnover needs a date

A unit that changes hands should be rekeyed before the new tenant gets the keys, and the landlord should know how many keys exist afterward. Booking the rekey when the lease is agreed keeps it a scheduled visit, and the outgoing tenant's copies stop working in the same visit.

A medical suite has the front door and then the doors that matter

Records room, supply cabinet and the staff corridor are the doors worth separating. We fit them on their own keyway or their own keypad, so the reception key does not open them. Privacy obligations belong to the practice, and dependable hardware is the part we can supply.

Tower keys follow a longer chain

In a residential tower the people holding keys work for somebody else: a cleaning company, a contractor, the management firm. The register names the holder and the date, and when a contractor changes, the cylinders that contractor could reach are the ones that get looked at.

In practice

Keeping a register that survives a change of manager

A key register is a list of cylinders, a count of keys cut for each, and a name against every key. It is dull to build and valuable in the one week it is needed. When we rekey in Aventura we give the manager or the association a copy and update it on each later visit, so the record does not depend on one person's memory.

Retail and medical tenants usually want something light, a short list kept in the suite. Towers want the full version, with common-area cylinders grouped by floor and function. Either way, the decision on what to rekey and what to leave comes from the register and not from a guess.

Locks, cylinders, keypads and reader hardware are performed by our own W-2 employees and require no Florida contractor license. Wiring and power for a reader or an electric strike is electrical work, which Florida licenses at any job size, so a licensed electrician carries it out and we coordinate it. Towers also ask for a certificate of insurance and an elevator booking, and we arrange both before the visit.

Common questions

Locks and access control in Aventura

Can you rekey a retail unit before the new tenant moves in?

Yes. Give us the unit and the handover date and the rekey is booked ahead of it. The new tenant gets keys that the previous occupant's copies cannot open, and you get a note of how many were cut.

Can the records room in our medical suite be keyed separately from the front door?

Yes. Sensitive doors can sit on their own keyway or their own keypad, so the reception key does not open them. We record which keys open what and who holds them.

Do you work in tower common areas such as mailrooms and garages?

Yes. Lobby, mailroom, amenity floor and garage doors are commercial work and follow the tower's access rules. We lodge a certificate of insurance and book the elevator ahead of the visit, so the technician is not turned away at the dock.

How long does it take to reach Aventura for a lockout?

Lockouts are dispatched around the clock. Aventura is at the north edge of the county, so travel is longer than to the central submarkets, and the window you get on the call reflects the hour instead of a best case.
