For property managers

Adding TrionX to your approved vendor list

This page covers what a procurement or property team usually asks for when adding a maintenance vendor. If your form wants something not listed here, ask us.

Who does the work

Locks and access control, doors and hardware, glass repair on existing openings, carpentry and finish work, painting and surface work, and general maintenance are performed by our own technicians. They are TrionX employees, background checked, on our payroll.

Electrical, plumbing, HVAC and refrigeration are carried out by licensed, insured contractors, coordinated and documented by TrionX. Florida requires a state license for those trades at any job size. Anything that needs a permit is handled the same way, in any trade. You still deal with one company. The full position is on licensing and insurance.

Insurance and tax documents

We carry general liability and workers' compensation. A certificate of insurance is sent on request.

A W-9 is also available on request. The vendor onboarding packet article explains what each document proves, if your team wants a checklist.

Service area

We serve Miami-Dade County. The Miami-Dade overview lists the neighborhoods and cities we cover, so you can check a property address against it.

How attending and billing work

Attending a property is charged whether or not work follows, because the technician has made the trip and diagnosed the problem either way. The rate is given before we dispatch, so there is nothing to discover on the invoice.

Records and contact

Every job is photo documented. Property managers use it for tenant disputes, insurance files and owner reporting.

Emergency response runs around the clock, and out of hours the phone is answered by someone who works here, not an answering service. Use the contact page or call (786) 628-9227 for anything on this page.

Request our COI and W-9

Tell us who the certificate holder is. If your lease or management agreement sets additional-insured wording, paste it below so we can pass it to our insurer. The certificate and the W-9 go to the email address you give.

If your vendor file asks for a summary first, the capability statement is one page: the trades we perform and the ones we coordinate, our insurance, the area we serve and how we document a job.

Building your own vendor file? Our vendor onboarding checklist lists what to collect from any vendor, and there are more printable checklists for property teams.

Common questions

Questions from vendor onboarding

Can you send a certificate of insurance?

Yes, on request. We carry general liability and workers' compensation.

Do you provide a W-9?

Yes, on request.

Does TrionX hold a Florida contractor license?

No. The trades we perform directly do not require one. Electrical, plumbing, HVAC and refrigeration, which do, are carried out by licensed contractors whom we coordinate and document.

Are you charged for a visit if no work is done?

Attending is chargeable whether or not work follows. The rate is given before dispatch, so you know it in advance.

Who answers the phone after hours?

Someone who works here answers, including out of hours. It is not routed to an answering service.

Need something for your vendor file?

Tell us what your form asks for and which property it covers. We can send the certificate and W-9, and the rate is given before anyone is dispatched.
