24/7 emergency response
Emergencies are dispatched around the clock. When you call we give you a window, not an open-ended promise.
About
TrionX is a commercial facility maintenance company in Miami-Dade. Our employees carry out the trades that need no Florida contractor license, and we coordinate licensed contractors for the ones that do.
The problem
The complaints property managers make about maintenance vendors are mostly about coordination: the call that was never returned, the technician who arrived without the right part and had to come back on Thursday, the invoice that turns up with no explanation of what was done.
Those are fixable problems. We took the trades commercial property in Miami-Dade needs most and put them behind one number, then built the operation around answering the phone, turning up inside the window we gave you, and writing down what happened.
How we are set up
We set this out plainly, because it should affect how you judge us.
Locks and access control, doors and hardware, glass, carpentry, painting and general maintenance are carried out by our own technicians. They are W-2 employees on our payroll, background-checked, covered by our general liability and workers' compensation insurance, and they get to know a building rather than seeing it once. TrionX takes your call, decides which trade the job needs, assigns it, agrees the window with you, tracks it while it is happening, and closes it with a record.
A referral directory hands you a phone number and the relationship ends there. Your relationship is with us, and if a contractor underperforms, sorting that out is our job.
Where a trade needs a state license we say so plainly and bring in a contractor who holds one. Our licensing and insurance page sets out which trades fall on which side, and who carries which policy. That boundary is set by Florida law, and knowing which side of it a job falls on is part of what you are hiring us for.
Two articles go into the detail. Handyman or licensed contractor explains why the same repair can fall on either side of that boundary, and who is the technician with keys to your building covers what a property manager can reasonably ask about the people we send.
Every job closes with before-and-after photographs, a written description of what was found and what was done, the parts used, and any recommendation for follow-up. Filed when the job closes.
Documentation is the part most maintenance vendors skip. A photograph and a parts list let you make a warranty claim, argue a capital budget, settle a landlord-tenant responsibility question, or notice that the same unit has failed three times in fourteen months and should be replaced rather than repaired again.
The same record applies to our own invoices, where every line has a photograph behind it.
What we commit to
This list covers what we can deliver right now. It will grow as the company does.

Anyone dispatched to your property has passed a background check before they arrive.
Our own technicians are employed, insured and background-checked. Work that needs a state license goes to a contractor who holds one and carries their own insurance.
Miami-Dade only
Staying inside Miami-Dade keeps our response times real, and it means the people doing the work already know what coastal air does to a condenser coil.
Common questions
Yes, for most of what we do. Locks and access control, doors and hardware, glass repair, carpentry, painting and general maintenance are performed by our own technicians, on our payroll and background-checked. Electrical, plumbing, HVAC and refrigeration need a state license in Florida, so licensed contractors carry those out. TrionX manages the relationship end to end, covering dispatch, scheduling, communication, quality and the completion record. You deal with us instead of eight separate contractors, and the outcome stays our responsibility.
Yes. Every contractor we bring in holds the licenses their trade requires in Florida and carries their own insurance. We can provide license details and a certificate of insurance for the partner assigned to your property on request.
Yes. Technicians dispatched to your property have passed background checks. Some properties have their own vetting requirements, which is common in Brickell towers and institutional portfolios. Tell us and we will confirm compliance before the visit.
Miami-Dade County, and nowhere else. That is deliberate. Our service area page covers the submarkets we work in most.
Before-and-after photographs of the work, a written description of what was found and what was done, the parts used, and anything we recommend doing next, filed when the work finishes. A year later it is what lets you settle a warranty claim, a capital-planning argument or a landlord-tenant question.
Our technicians handle the trades that need no state license, and licensed contractors handle the ones that do. Either way we scope it, book the visit and file the record. Tell us the property and the problem and we will come back with a window. Call out of hours and someone who works here answers.
