Lighting maintenance in Miami

Interior and exterior lighting, LED retrofits, parking lot poles, and the exit and emergency fixtures that inspectors actually check.

Part in-house, part coordinated

This trade splits in two. Relamping, fixture mounting and diffuser work are performed by our own technician. Anything touching wiring, ballasts or drivers is electrical work under Florida law, so a licensed electrician carries it out.

Lighting degrades where nobody is watching. Nobody phones in the third dead fixture in a parking lot, so the dark patch spreads quietly until a tenant complains about feeling unsafe or somebody trips and files a claim.

We handle commercial lighting maintenance across Miami-Dade: reactive repairs, scheduled group re-lamping, LED conversion work, and the compliance testing that exit and emergency fixtures require. Exterior and parking lot work happens after hours so nobody loses a bay over it.

Why TrionX

How we approach lighting maintenance.

Group re-lamping beats chasing failures

Once a run of fixtures starts going, the rest are usually close behind. Doing them together costs one mobilisation instead of six, and it stops the trickle of complaints. We will tell you when a property has reached that point.

Exit and emergency lighting is a compliance item

These fixtures carry specific testing and record-keeping requirements, and a fire marshal will check them early. We test them, repair what fails, and keep the records that make the next inspection straightforward.

Retrofits costed honestly

LED conversion often pays back well, but the real figure depends on your run hours, your electricity rate and what is installed now. You will get the numbers for your property, not a percentage lifted off a manufacturer brochure.

Common questions

Lighting Maintenance in Miami: questions we get asked

Is an LED retrofit actually worth it for a commercial property?

Usually, though the payback depends on how many hours your lighting runs, your electricity rate and what is fitted now. A parking lot running dusk to dawn pays back far faster than an office lit forty hours a week. We will work out the figure for your building.

Can you work on parking lot lighting without closing the lot?

Yes. Exterior and pole lighting is normally done after hours or overnight, and we cordon off only the area being worked on. On larger lots we sequence it so no more than a small section is affected at any one time.

How often should exit and emergency lights be tested?

They need regular functional testing with records kept, and a fire marshal treats that as mandatory. We can put your property on a testing schedule and maintain the paperwork, which is usually the part that is missing when an inspection goes badly.

Do you handle lighting for tenant fit-outs?

Yes, including layout changes, new fixtures, and the switching and controls that go with them. Where the work needs new circuits or panel capacity, our electrical partners cover that side on the same visit.
