Street-level retail takes more glass and door-hardware damage than anywhere else we cover, and an open shopfront overnight is an insurance problem.
Downtown generates more storefront glass and door work than any other part of Miami-Dade. Entrance doors get used thousands of times a day on Flagler Street, hardware wears out under that load, and a busy pedestrian district brings its share of impact and break-in damage.
Our office is on West Flagler Street, so this is the fastest area in the county for us to reach with a board-up. Securing the property and replacing the glass are two jobs on two very different clocks, and we treat them that way.

An open shopfront is a liability and insurance exposure for every hour it stays open, so the property gets secured same day. The replacement is then measured, specified and ordered properly instead of being rushed to save a visit. Rushing the glass is how you end up doing it twice.
Downtown building stock spans a century, and frames in older buildings have often been modified more than once without records. We measure the opening as it actually is rather than ordering to a nominal size, which is why we survey before quoting on anything pre-war.
Door closers, hinges, locks and panic hardware generate more service calls here than breakage does. A door that no longer closes properly is a security problem and an accessibility problem at once, and most are adjustment rather than replacement if caught before the frame takes the strain.
In practice
The question every Downtown client asks after a break is how long until the frontage looks normal again, and the honest answer varies by a factor of ten. A standard tempered pane in a common size can often be in within a couple of days. A laminated or impact-rated unit made to a non-standard opening runs to two or three weeks, because it is fabricated to order and nothing about that can be hurried. We tell you which one you are looking at on the first visit so you can plan the trading period rather than waiting for news.
That gap is also why the board-up matters so much. A properly fitted board secures the premises, satisfies your insurer, and lets the replacement be specified correctly instead of rushed into the nearest available size. Where a shopfront is customer-facing we can finish the boarding neatly and, where it helps, paint it rather than leaving raw ply across the frontage for three weeks.
On the claim itself, documentation is what gets it paid without argument. Photographs before anything is touched, the time the damage was found, a separate invoice for the emergency board-up and another for the permanent replacement. Working that way costs us nothing extra and it repeatedly saves clients a difficult conversation with an adjuster.
